There are two homes and a barn on the property. At the original homestead location, a new home was built in 1956. This home sits below the largest rock outcropping on the property and overlooks the pond. The second home on this Sedalia Colorado homestead for sale was built in 1986 this is the most desirable structure on the property that overlooks the barn.

The 1986 two story home with finished walk-out basement totals 4161 sq.ft. it has 3 bedrooms on the upper floor and a non-conforming bedroom in the walkout basement. The 1956 ranch home with basement has 1,888 sq.ft. on the main floor, 800 sq.ft on the lower walk-out which 400 sq.ft is living space and the other half is garage and storage, 2 beds, 2 baths, 2 car attached garage, 1 car detached garage with 1 car attached carport. The main floor has a large brick fireplace, kitchen, dining room, family room and a full bath. The home appears to be structurally sound. It is habitable but needs a substantial amount of remodeling or to put it bluntly, stripped down to the studs. This was the family cabin and nothing was updated since 1956 except the on-site wastewater treatment and roof. This home sits on the 51.25-acre parcel.

There are six parcels totaling 163.75 acres. Parcel 1 is 8.18 acres, Parcel 2 is 51.25 acres this parcel has the home on it that was built in 1956, Parcel 3 is 44.30 acres this parcel has the home and barn that was built in 1986, Parcel 4 is 13.02 acres, Parcel 5 is 7 acres and Parcel 6 is 40 acres all more or less. All parcels were created prior to May 5, 1972, which makes them all legally divided, buildable and give the owner the right to obtain well permits. On May 5, 1972, C.R.S. 30-28-101, Senate Bill 35, became effective. SB 35 was enacted to provide some regulation over the subdivision of land in Colorado, and it required counties to pass regulations to regulate parcels of land smaller than 35 acres.

Sedalia is an unincorporated community in Douglas County, Colorado, United States. The County is approximately 843 square miles, of which 48,741 acres are permanently protected land through the Douglas County Open Space Program. Recreational areas include more than 146,000 acres of Pike National Forest, Roxborough State Park, Castlewood Canyon State Park and the Chatfield State Recreation Area. Downtown Sedalia is 25 miles south of downtown Denver, 50 miles north of Colorado Springs, 5 miles to the new Castle Rock Promenade, 20 miles to the Denver Tech Center and you can get to Denver International Airport in 45 minutes.
Access is off county maintained Hwy 67, from Hwy 67 the road is private and there is an access easement to property. From the paved Hwy, the road is gravel to property. The road is maintained by the owners in the area and there is no formal agreement. (everybody pitches in). Just about everybody owns a plow or tractor.
Bear Creek runs through the property. There are level areas along the creek with a majority of the property being sloped. From the lower elevation along the creek the property slopes up to Moonridge. The elevation at the large pond is 7590. The elevation at top of the property is 7800. It a good hike to the top or an easy drive.
Electric to the homes is provided by Intermountain Rural Electic. The 2005 has a backup propane-fueled 20000-watt generator.
Fuel is Propane. The main home has a buried 1000 gallon propane tank.
Water to the main home is supplied by a well/spring. It has been producing water since the late 1800s based on a conversation from the homesteaders. They used to make moonshine up in the hills and hence the name Moonridge. The older home has a well but it is very shallow at 50 and barely producing a gallon per minute.
ONSITE WASTE WATER TREATMENT Each home has a septic system. The main home at 60 N. County Hwy 67 has an engineered system that was installed in 1981. Upon the transfer of a property in Douglas County, a Septic Use Permit is required. To obtain a permit the system needs to be pumped, inspected and a use permit applied for. If any repairs are required a permit will not be issued. Selling will provide Use Permit at closing. There is no septic system record with Tri-County for the home at 86 N. County Hwy 67. (still researching)
